Background: The works required excavation for foundations within 3 m of the adjoining owner's property to a depth that was possible lower than the level of the adjoining owner's foundations. A new wall was to be erected on the line of juncture.
We were initially appointed by the building owners following which, the adjoining owner appointed us as Surveyor to act on their behalf as well, i.e., as 'Agreed Surveyor', in which role a Surveyor acts impartially for both neighbours.
There were two adjoining owners.
The works involved a rear ground floor extension.
Conclusion:
The Award focussed particularly on ensuring that a gap between the proposed extension and the adjoining owner's structures would be closed off from above and from the rear. Allowing a gap to persist can result in the build up of debris and dampness which over time could bridge the damp proof course.
