Close to Northolt, Uxbridge and Pinner. Within the catchment of our Ealing office.

Background: The works required excavation for foundations within 3 m of one of the adjoining owners' property and below the level of their foundations and alongside their foundations. Part of a double-garage was also proposed to be removed.

We were appointed by the building owner. One of the adjoining owners appointed his own Surveyor and the other appointed the building owner's Surveyor as Agreed Surveyor in which role a Surveyor acts impartially for both neighbours.

There were two adjoining owners.

The works involved the erection of a ground floor rear extension and the demolition of a garage.

Conclusion:

One adjoining owner had an existing rear extension and the building owner's proposed extension was to be erected alongside it. The Award addressed the requirement to insert flashing at the abutment of the two flank walls as well as to ensure that the walls remain separated.

It was also proposed to remove the adjoining owner's side of the double garage. Doing so would expose the garage Party Wall and the Award addressed the necessity to fully weatherproof the Party Wall before removing the building owner's side. The gutter downpipe to the front elevation of the garages drained to the building owner's side and the Award addressed the need to provide an alternative drainage arrangement once the building owner's garage was removed.
